Tenant democracy

All residents have the opportunity to participate in tenant democracy. The goal of tenant democracy is to promote communication and cooperation between the landlord and tenants, as well as to increase residents’ mutual sense of responsibility in matters concerning the property. Through active tenant participation, the company’s housing services can be developed in a way that takes customer needs into account. Each building is allocated a budget that the residents can use for the benefit of all tenants, as decided at the tenant meeting.

In co-managed rental buildings, the highest decision-making authority lies with the tenant meeting. Residents are encouraged to actively participate in tenant meetings, which are held at least once a year. Each rental apartment has one vote at the tenant meeting.

Each building or building group has a tenant committee that handles matters concerning their own building group. The tenant committee is elected at the tenant meeting for a term of 1-2 years at a time. The committee’s responsibilities include, among other things, deciding on the use of hobby and club rooms, as well as organizing communal work days or other similar activities.

At the tenant meeting, candidates can be nominated for the board of Kiinteistö Oy Itätuuli. The actual member of the company’s board is elected from the tenant candidates nominated at the tenant meetings, at a joint meeting of the tenant committees. The company’s board includes 2 tenant members who have the same rights and obligations as the other board members.

Peaceful living

By following common rules and guidelines, all residents have the opportunity to contribute to a pleasant living environment. If disruptive behavior occurs and the matter cannot be resolved through friendly discussion between neighbors, residents have the opportunity to file a disturbance report with Kiinteistö Oy Itätuuli. If the disturbance is recurring and the company receives a justified written complaint about it, a written warning will be sent regarding the disturbance. Two warnings may lead to termination of the lease agreement. If you feel that your peaceful living is being repeatedly disturbed, please contact our office for detailed instructions on how to proceed with the matter.

Parking spaces

Parking spaces in the property yard areas have electricity whenever the outside temperature is below +2 degrees Celsius. The electricity is on in cycles of 7.5 minutes (Xenta) or 4 minutes (Enerpoint). If the outside temperature drops below -15 degrees Celsius, the electricity is on continuously. Interior space heaters must not be used at the heating posts. Please do not leave the cable hanging from the heating post. The hatches must be kept locked.

Guest parking spaces are intended for visitors to the buildings. Cars may only be parked in designated areas. Parking enforcement is carried out at some properties and targets illegal parking outside the specifically designated parking areas and spaces on the properties (lawn and yard areas, courtyard passages and access routes). Parking enforcement is handled by P-Valvonta-avustaja Oy – Parkkipartio.

House rules

Residents commit to following the guidelines and house rules. By observing the rules created for everyone’s benefit, each person can contribute to a pleasant living environment for all. The house rules can be found here.

Home appliances

Residents’ own home appliances are the residents’ responsibility. Special care must be taken with water and drain connections when installing dishwashers and washing machines to avoid potential water damage. If home appliances owned by Kiinteistö Oy Itätuuli break down, please contact the property manager.

Pets

Residents must ensure that pets do not disturb neighbors, cause damage to the apartment, or make a mess in the building’s common areas or yard areas. The resident is responsible for all damage caused by pets to the apartment. Professional breeding or care of animals is prohibited and may lead to termination of the lease agreement.

Smoke detector

According to the Rescue Act, all apartments must have a smoke detector. The resident is responsible for acquiring, maintaining, changing the batteries, and testing the smoke detector. A good rule of thumb is to test the smoke detector annually on February 11th, the national emergency response centre day, or 112 day. Apartments must have at least one smoke detector on each floor, one smoke detector per 60 m². Apartments larger than 70 m² must have 2 smoke detectors.

Laundry room

Most buildings owned by Kiinteistö Oy Itätuuli have a laundry room. The laundry rooms are intended for permanent residents of those buildings or buildings that do not have laundry facilities. The washing machines operate with tokens. You need one token per washing machine load. You can pick up tokens from our office. The laundry rooms often have an adjacent clothes drying room. Please remove dried laundry from the racks promptly so that the next person doing laundry can dry their clothes. Please do not wash items such as rugs in the washing machines to prevent damage to the machines.

Sauna

Most buildings have a shared sauna for residents. You can book a sauna turn by calling customer service. Please be considerate of other sauna users and observe your sauna turn time punctually, and leave the sauna facilities clean after your turn. If you have the last sauna turn of the evening, please make sure that the sauna doors are securely closed.

Storage spaces

Each apartment has one storage locker allocated to it. Storage lockers may be located in one of the building’s stairwells or in a separate building. Storage spaces can be accessed with the apartment key. Residents can lock their own storage lockers with their own padlock or similar.

Rent payment

The rent payment date is the 2nd day of the month. Rent invoices are sent to residents after signing the lease agreement. Invoices for the following year are sent to residents in November-December. Water, sauna, and parking fees are charged along with the rent. Residents can, if they wish, set up e-invoicing for the bills. The tenant must immediately notify the office if there are changes in the number of residents. Please contact the property manager as soon as possible to arrange a payment plan if you encounter payment difficulties. Unpaid rent for two months will lead to debt collection.

Common areas, club rooms

Common areas must be kept clean. For fire safety reasons, no items such as strollers, sleds, or bicycles may be stored in stairwells.

Club rooms are for shared use by the building’s residents.

Outdoor storage spaces can be used to store bicycles and other sports equipment. Abandoned bicycles and other sports equipment are cleared from the storage spaces as needed or during communal work days.

In-house internet

At Haapalankatu 5, apartments include a free internet connection. Residents can order an internet connection for their apartment at valoo.fi/tilaa. The contract includes a basic speed connection and one router. The router package and activation instructions will be sent to residents by mail within a few days of ordering. If desired, residents can order additional speed as a paid service.
